Kado Residences, Anna Bay is located on Gan Gan Road in the heart of Anna Bay. The low-rise development is designed to foster healthier, happier and more connected lifestyles for permanent residents aged over 60.  It will feature:

The project is governed by the NSW Retirement Villages Act, providing residents with legal protection, transparent fees and long-term financial certainty.

The project’s construction has been awarded to award-winning, Newcastle-based builder, Mars Building.

Construction will take place from April 2026 and continue through to mid-2028 (weather and site conditions permitting).

Construction hours are restricted to 7am – 5pm on Monday to Saturday. No works will take place on Sundays or Public Holidays.

Access will remain available to nearby residences and businesses. For the safety of our community and construction workers, traffic control may be required at times.

As the Anna Bay project comes to life, every effort will be made to minimise construction inconvenience to local residents and visitors where possible and safe to do so.

The project has received local government Development Application approval and must adhere to all relevant legislative requirements including the NSW Environmental Planning and Assessment Act.

Noise and dust mitigation strategies will be employed, and sediment and erosion controls will be in place.

Safety fencing and privacy screening will be erected.

At times some traffic control will be required.

Kado understands and respects the unique environmental values of this special place and its role as a new neighbour in the community.

Landscaping forms an integral part of the project.

A comprehensive Vegetation Management Plan has been established. The intent is to retain as many mature trees as possible, with nearly all trees within the south-western quadrant preserved. This is complemented by the introduction of additional native planting along the western boundary, along with the inclusion of koala climbing structures and fauna nesting boxes to help support and encourage a connected wildlife corridor and habitat.

The development will feature thoughtfully landscaped rooftop and ground floor communal areas, designed to create a softened building edge while maintaining a strong sense of privacy – both for residents and neighbouring properties.

Kado Group is committed to retaining as much on-site vegetation as possible, however some vegetation removal is required to accommodate the footprint of the development.

A comprehensive Vegetation Management Plan has been established. All relevant permits are in place to clear select vegetation in accordance with the conditions of the development approval and professional arborist and ecologist assessments.

Nearly all trees within the south-western quadrant will be preserved, with additional native planting taking place along the western boundary.

Fauna spotters will be on site prior to, and during clearing works. On-site koala climbing structures and fauna nesting boxes will help support and encourage a connected wildlife corridor and habitat.

Extensive landscaping will be undertaken post construction, using primarily native species.

There are strict regulations and laws in NSW for asbestos removal and disposal. Licensed asbestos removalists will be engaged to keep everybody and the environment safe.

Access will remain available to our local community’s homes and businesses during construction.

At times, as with any construction project of this nature, some temporary changes to traffic conditions may be required to keep our community safe or accommodate construction machinery and vehicles.

The project has onsite parking for residents and guests.

In recognition of Anna Bay’s natural beauty, a palette of natural tones will be used.

Yes. Environmentally Sustainable Design (ESD) principles are a key component of the Anna Bay project and are embedded throughout both the design and construction.

The development is supported by a NSW Government BASIX Certificate, confirming it meets strict sustainability targets for water efficiency, energy use and thermal performance. This includes measures such as energy-efficient appliances, water-saving fixtures, and building materials selected to improve overall performance.

In addition, all residences have been assessed under the Nationwide House Energy Rating Scheme (NatHERS), achieving strong thermal performance outcomes (averaging approximately 7.7 stars), which supports reduced energy consumption and improved year-round comfort.

Key ESD initiatives include:

  • Energy-efficient heating and cooling systems and lighting
  • High-performance insulation and building materials
  • Water-efficient fixtures and fittings throughout
  • Natural ventilation and lighting design
  • Integration of alternative energy systems (including solar)

Residents have unrestricted access to various communal and wellness amenities that promote health and well-being. However, some amenities require consumables, which will incur separate charges. This policy maintains balanced accessibility without affecting the village service fee for those seeking additional treatments.

Resident safety and enjoyment are top priorities in retirement villages. While friends and family are welcome to visit regularly, we do have rules in place to protect the rights of residents and operator obligations.
